WHAT PRICE SHOULD YOU ASK FOR YOUR HOME?
I know that you want to get the highest price possible. That's why I research the current market to see what the highest reasonable price is. Below are a few factors I use to determine your list price:
- MARKET CONDITION- activity in your area.
- RECENT SOLD ACTIVTY-comparable home sales in your area are the strongest indicator of the present value of your home.
- CURRENT INVENTORY-homes similar to yours that would compare in the minds of prospective buyers.
- NET PROCEEDS-the difference between a projected sale price and the estimated expenses.
Pricing your home too high can be as bad as pricing your home too low. If the list price is too high, you will miss out on a percentage of buyers looking in the price range where your home should be. By the time the price is corrected, you have already lost exposure to a large group of potential buyers. A property attracts the most interest and excitement from potential buyers when it is first listed. Therefore, it has the highest chance of selling when it is new on the market. Setting a realistic price from the beginning will help take advantage of this initial period and increase the chance of a timely sale.
